TRACT I: Selling a 2 story home that features a living room, dining room, kitchen, 4/5 bedrooms (1 room upstairs could be a kitchen or 5th bedroom), and 2 baths. The home has a newer roof, aluminum siding and updated windows.

TO SELL SEPARATELY: Selling an approximately 18’x12’ storage shed on skids.

TRACT II: Selling 16 acres, more or less, tillable land that lies on the west side of Prominade Street, all within the City Limits of Havana, IL and declared within the TIF District.

TERMS ON TRACT I: House sells absolute without reserve. 10% of the high bid will be required down on the day of the auction, at which time the successful high bidder will sign a purchase agreement. The balance shall be due within 30 days and possession will be given upon final payment. Title Insurance will be provided by the seller(s) and the real estate taxes will be prorated through the date of closing. Earnest Deposits are non-refundable and purchase agreements are not contingent upon financing and buyer and/or lender inspections.

TERMS ON TRACT II & III: Acreage Tracts sells absolute without reserve. 10% of the high bid will be required down on the day of the auction, at which time the successful high bidder will sign a purchase agreement. The balance shall be due within 30 days and possession will be given upon final payment. Title Insurance will be provided by the seller(s). The 2019 real estate taxes due and payable in 2020 will be paid by the seller(s). The 2020 real estate taxes and subsequent taxes will be paid by the seller. Earnest Deposits are non-refundable and purchase agreements are not contingent upon financing and buyer and/or lender inspections.
